Bell Park Towers is an affordable housing complex managed by VOA and is a HUD PRAC 202 facility.  Assistance is available for very low-income individuals 62-plus who meet the requirements of this federal program.  VOA is committed to cost-effective, quality housing with programs that meet the cultural and educational needs of senior, while maintaining a positive environment that promotes health and independence.   

VOA is a faith based, non-profit organization dedicated to helping individuals, families and communities reach their full spiritual, emotional and physical potential and well-being through a vast array of human services that target the elderly, at risk youth, those striving to overcome substance abuse, those transiting from correctional centers, veterans, homelessness and more.

 

Essential Job Functions Include:

  • Hire, train, supervise, and evaluate building maintenance staff.
  • Supervise the property office ensuring that all bookkeeping, marketing, and lease preparations are performed as required.
  • Ensure proper resident certification and re-certification and compliance with all HUD or appropriate regulatory agency's requirements.
  • Market the property in accordance with Fair Housing Regulations and the management agent's guidelines.
  • Submit reports as required by the management agent or mandated by the federal, state, or local government.
  • Oversee and participate in the rotation of on-call duty. 
  • Maintain office files for all business and financial records.  Properly credit the accounts and property deposit all monies received.
  • Inspect property to ensure building and grounds are properly maintained.  Take or suggest any actions needed for repair.

Other Job Functions Include:

  • Maintain resident and property files.
  • Respond to all resident requests and complaints.
  • Assist with any other task as assigned.
  • Assist residents with wellness activities and available community services.
  • Occasional required travel on company business utilizing personal vehicle.

Physical Demands:

  • Ability to sit at a computer station for extended periods of time in order to complete essential job functions.
  • Ability to attend and participate in community meetings.
  • Ability to move or transfer items throughout the facility generally weighing 0 - 50 pounds.

Special Knowledge, Skills and Abilities:

  • Ability to effectively work with a variety of computer software programs including Microsoft Word, Excel, Power Point and Desktop Publishing.
  • Effective communication skills, both oral and written.
  • Ability to work a flexible schedule, to include 40+ hours/week and on call weekend rotations.
  • Ability to regularly and effectively maintain good relations with residents, employees, contractor and the public.
  • Effective organizational skills.
  • Confidentiality.

Minimum Qualifications:

  • At least one-year property management experience.
  • High School diploma or equivalent.
  • Professional certification preferred (COS, EIV, Fair Housing).
  • Must be able to live on site.
  • Knowledge of Fair Housing Laws.
